Real estate professionals play a major role in the home buying process and should be chosen with great care. Before working with a real estate agent, get preapproved for a loan through your mortgage lender of choice.

Countrywide is the largest African-American Lender in the Nation for 3 years in a row.
When you’ve found that home and want to place an offer to purchase, don’t be held down by a lender who has not placed you as a priority.

My team at Countrywide Home Loans (The Home Runners) can prequalify you for that dream home in one day. A preapproval should take no more than two additional days depending on the situation. Here is the bottom line: We should treat you like royalty regardless of our financial experience.

Once you know how much you can afford to spend on a home, you can begin a diligent search for a real estate professional who can help you find your dream home and make the homebuying experience a positive one.

Before deciding on a real estate agent, ask friends and relatives to recommend agents they have worked with. Also, take the time to interview two or three agents and choose the one with whom you are most comfortable.

Here are some questions to consider when interviewing real estate professionals:

In what communities does the agent sell most often?

Does the agent appear professional?

Does the agent answer all of your questions clearly and offer you useful information?

Does the agent pay close attention to the information you provide about your requirements in a home?

What makes the agent successful?

How much time does the agent have for your home search?

Can the agent work with your schedule?

With preapproval information provided by your lender, an agent will have the information necessary to select homes in the correct price range. The agent can also give you practical advice on what features are best in a home.

When it comes time to make an offer on a home, the real estate agent will prepare a written offer and can use your preapproval to support your offer. Sellers are more likely to accept offers from buyers who have already arranged financing, giving yours an advantage over other offers.

This is one of the topics that we will be discussing at the Free Homebuyer’s Seminar on April 12th in Corona given by Fair Housing. It will be held at the HomeTown Buffet off the 91 freeway.

As usual, the great team of Herlinda Gonzales and Lydia Salazar will be present to instruct, coordinate and facilitate. This seminar is educational in nature. No sales pitches or get rich quick schemes. If desired, you can get prequalified that day.

So throw on your tight gear and bring your posse to sit back in a relaxing atmosphere with food and drink and learn about purchasing a home. I’ll see you there.
