Over the weekend I was asked by some friends and clients of mine to take a tour of the home they were in the process of buying. They wanted to make sure that the home was worth the money they were about to invest.

The home was in a gorgeous gated community in Indian Hills and is considered a tract home. These are homes that are built by both small and large local and national developers. In this case this particular tract is being built by Kaufman and Broad, one of the largest developers in our country.

With tract homes you have several models and floor plans to choose from. Just pick your carpet and tile and move in. Some plans take several months to be completed but they are well worth the wait.

When we arrived at the model homes together, I met the Real Estate salesperson who they choose to work with. Her name is Mildred Askew and this African American woman is AWESOME.

She was kind, informative and went out of her way to make sure that my friends felt at home. In the hour we were there she spoke to three different families who were already in their homes and were raving fans of her level of customer service.

Mildred could tell us the names of all the family members in the tract and was instrumental in setting up a block party for the housing tract to get all the families acquainted (now that’s bringing back old school ways - you go girl!).

She called homebuyers Tony and Lisa, a beautiful married couple that had recently moved in, to show off their decorating skills and bonus room. Not only were they warm and friendly but their home was spectacular. This particular builder offered financing through Wells Fargo but Mildred gave no obligations when they insisted on choosing Countrywide to service their loan.

Should you buy a tract home? Well if your neighbors have the hospitality of Tony and Lisa and you are lucky enough to get a class act like Mildred, my answer is yes. However, builders construct homes in phases (usually 10 to 20 homes at a time) for several reasons including buyer interest and financial compensation.

This means you may be able to get your home immediately or you may see your home built from the ground up over several months. I watched my clients eyes light up as they described where the furniture would be placed and the joy of choosing the paint, flooring and cabinets.

They love the idea of being the first people to take a bath in their tub, or how they were going to place their initials in the cement of their new courtyard. Every first time homebuyer should have these happy emotions.

Purchase a tract home if the buying process scares you, if you love the builder’s craftsmanship or you just have to have it brand-spankin new. Mildred, keep up the great work. Our community needs individuals like you who have dedicated themselves to helping others. Tony and Lisa you have a beautiful home and thanks for sharing a part of your dream with others.
